Construction Management
- it is a fantasy to believe that a “fixed price” contract will provide the best results – the reality is, it is a risky approach and one or more of the three goals will suffer (time, cost or quality)! Construction management is best suited to the client that needs to achieve one or both of the following options:
• Commence construction works before the final design is completed The construction manger is employed directly by the client to plan, schedule & oversee the construction works on the client’s behalf. Often the construction manager is involved in the procurement stage and can be used to recommend/pre-select package contractors for the tender process. As construction manager we will also comment on “buildability” and may suggest various alternative materials or building techniques to achieve programme & cost savings. We will oversee the construction of the project liaising with the other members of the team to ensure delivery of the project is on time and in accordance with the drawings and specification issued by the relevant parties. Co-ordination meetings between the various trade contractors will be held to save wasted time and expensive aborted works. Where required we will act as Principle Contractor to ensure the works are carried out in accordance with the current Health & Safety requirements. The advantages of construction management are:
